2026 CREi SUMMIT · SAVANNAH, GEORGIA

Ask ChatGPT which broker to call for a building sale in your market. If your name is not in the answer, that prospect is already talking to someone else.

At the 2026 CREi Summit in Savannah, Georgia, the Proof Stacking™ panel worked through that exact problem: how commercial real estate professionals get found, trusted, and recommended by clients and by AI engines. The CREi Summit Proof Stacking™ Tips Guide compiles the working advice from those sessions into one reference you can use this week.

If you pitch listings, raise capital, or compete against firms with bigger marketing budgets, this guide shows you how to turn the deals you have already closed into the proof that wins the next one.

What Is Proof Stacking™ in Commercial Real Estate?

Proof Stacking™ is a methodology for winning business by accumulating verifiable, independently attested proof and placing it where prospects and AI answer engines will find it. Edward Winslow launched it as a named methodology in March 2023, drawing on roughly 30 years in commercial real estate that began at CBRE.

The method rests on one causal chain:

Proof → Trust → Belief → The Answer

Each stage depends on the one before it. Without proof there is no trust. Without trust there is no belief. Without belief, you do not become the answer when an owner, investor, or AI engine asks who to call.

Most CRE marketing tries to make claims more persuasive. Proof Stacking™ makes the claims unnecessary by showing the closed deal, the named client, and the documented result.

The Proof Stacking™ Panel at the 2026 CREi Summit in Savannah

The Savannah panel treated visibility as a proof problem, not a channel problem. David Skinner moderated the discussion with panelists Allan Buchanan, Greg Schementi, and Edward Winslow.

The central point was that SEO, press releases, social media, video, and AI search are not separate projects. Each one is a placement surface for the same asset: evidence that you have done the work before. Choosing a channel before you have proof to put in it is the most common reason CRE marketing produces activity without inquiries.

The Tips Guide captures the practical advice from that discussion so attendees and CRE professionals who could not be in the room can apply it.

6 Proof Stacking™ Tips for CRE Brokers and Owners

01

Inventory the proof you already have

Most CRE professionals are sitting on unpublished proof. Before writing anything new, list your closed transactions with outcomes, clients willing to be named, proprietary market data, tenure and volume figures, and any third-party recognition. Rank each item: publish now, needs one missing element, or unusable.

02

Put a number, a name, or a date on every claim

“Experienced industrial broker” is a claim. A line such as “leased 212,000 SF across 9 Dallas industrial buildings in 2025” is proof. If a sentence carries no number, name, or date, cut it or find the fact that makes it true.

03

Define whose doubt your proof resolves

Proof only works when it answers a question the prospect is already asking. Define your market by the doubt, not the product: an owner weighing a 1031 exchange doubts something different than a tenant renewing a lease. Match each proof asset to one specific doubt.

04

Use press releases as third-party attestation

A press release about a closed deal puts your result on independent sites under a date. That independent distribution is one of the strongest single proof signals for both prospects and AI engines. Announce events with verifiable specifics, not general visibility.

05

Turn each deal into a one-page case study

A one-page case study documents the problem, the action, and the measurable result on a single page. It is fast to produce, easy for a prospect to read before a meeting, and easy for AI engines to extract. One deal, one page, one outcome.

06

Measure inquiries and AI citations, not impressions

Track two outcomes: inbound inquiries you can trace to published proof, and the times ChatGPT, Perplexity, or Google AI Overviews name you in an answer. Rankings, followers, and impressions that produce no inquiry are not results.

How AI Engines Decide Which CRE Broker to Recommend

AI engines such as ChatGPT, Perplexity, and Google AI Overviews recommend the professionals whose claims they can extract, verify, and find repeated on independent sources. That is why AEO and GEO are downstream of proof, not substitutes for it.

Three properties make proof citable by an AI engine:

SpecificThe claim carries a property type, a market, a size, a price, or a date.
ExtractableThe claim is stated in a plain sentence an engine can lift into an answer.
Independently distributedThe same fact appears on sites you do not control, such as press release distribution, news coverage, and client pages.

A broker with ten documented, distributed deals in one submarket gives an AI engine more to cite than a firm with a larger website and no specifics. Score each proof asset you have against these three properties before you publish it.
